Q: How much is the application fee and is it refundable?
A: The application fee is $50.00 for each person over the age of 18, and it is non-refundable.

Q: What supporting information is required when completing my application?
A: We require that each applicant upload proof of identification which must be
state issued and your most recent two month’s of pay stubs.

Q: How long does it take for you to process my application once submitted?
A: We will process all applications within 2 business days of receiving your
completed application. Please note that an incomplete application will delay the processing time.

Q: Can you hold a place before I apply?
A: We are unable to hold any property without a payment of a Security Deposit.

Q: How old do you have to be to apply?
A: You must be 18 years old to apply

Q: Is the deposit refundable upon move out?
A: It is our goal to refund 100% of your deposit, however refunding the deposit depends on
the condition in which the home is left once you move out and whether you have unpaid charges.

Q: Who needs a cosigner?
A: If you are denied for reasons around credit or income, you may be required to
have a cosigner. The cosigner must have a credit score of at least 650 and meet the
income requirement for their current home plus the amount of the rent.

Q: You have a property I want to rent. How do I apply?
A: All of our applications are processed online.

Q: How do I pay rent?
A: You must pay rent through your online tenant portal. You also have the option to
bring money order, certified funds, or check to our office. Rent is due on the 1st
and considered late after the 5th at which time a late of 10% will apply. Our
office will file for eviction if the rent is not paid by the 10th of the month.

Q: I want to get a pet. What do I do?
A: If you are in a pet friendly property, meaning the owner allows pets at their property: Tenants need to fill
out a pet application while also submitting a picture of the pet and current vet records. Please

Q: How do I submit a maintenance request?
A: All maintenance request must be submitted through your Online Tenant Portal.
Please give our office as much information as possible and if photo are applicable,
please upload those as well. For emergency ONLY maintenance, please call us at 434-865-0058.
